The Easton and The Windward School is 230-unit residential tower on East 92nd Street in Manhattan. A 60,000 sq. ft. school, called The Windward School, occupies the building podium, as does an Equinox fitness club.

The 34-story tower is divided into two unequal volumes to slim the massing of the building.

The larger volume is expressed in brick, applied in an origami gridded layer, accentuating the vertical piers. Double-height story windows are accented with thinner brick bands, while silver fins on the punches within the brick alternate location on every floor, creating movement and an added layer of texture to the tower. To distinguish the building from the surrounding red-brick towers, a blended light sand and limestone brick color was selected, with a limestone mortar.


In contrast, the building’s smaller volume is composed of glass and metal, and angles through the more solid brick form. The metal is a warm pewter and champagne color.

The Easton’s three lobbies are defined by double-height storefront areas, framed in metal within masonry cutouts.

Residences have been designed with custom finishes and smart home automation. Over-sized windows frame Central Park, the East River, and have open city views. Services include an around-the-clock concierge, 20,000 sq. ft. of amenities and private access to the full-service Equinox fitness club.
