2465 Van Ness creates an elegant presence through the use of warm, rich materials.

2465 Van Ness is a new 7-story residential condominium building on the border of the Pacific Heights and Russian Hill neighborhoods in San Francisco. The project will include 41 units, as well as ground floor retail.

The design is sympathetic to the proportions of the traditional architecture in the surrounding context. By stepping down along Union Street, the massing mediates the scale of the medium density housing fabric on Van Ness Avenue and the more intimate scale of Union Street. Drawing from the sophisticated and historically rich material palette of Pacific Heights and Russian Hill, a light and warm colored precast concrete is combined with bronze colored panels to create a building image that is elegant and refined.
