165 Broome Street Residences
165 Broome Street Residences is a new fully affordable development in Manhattan's Lower East Side.
165 Broome Street Residences is the first phase of a two-building 100% affordable development designed for Grand Street Guild in the Lower East Side. When both buildings are complete, they will add 344 units of housing to the area, as well as a community facility and parking. Built within the existing Grand Street Guild’s three building campus, the project also provides a meeting space, an entertainment room, a fitness room, and outdoor seating/play areas, all of which are accessible to the existing 600 residents.
The two new buildings were sited to allow the reopening of a through-block pathway that bisects the block and has been closed off to the public for many years. New landscaped outdoor space in the center of block offer space for passive recreation and relaxation, including seating for a small performance space.
The first building, 165 Broome Street, contains 232 affordable residences as well as an amenity space, Guild Hall, that includes a fitness area and game room for residents and a meeting room for the local community board. The brick podium hides parking and has been chiseled at the corner of Broome and Clinton to reveal the lobby entrance in glass. Above, the L-shaped tower is clad in shades of brick that relate to the existing buildings on site, with patterns to create a sense of movement along the façade.
