Journal Squared Tower 1

Client The KRE Group, National Real Estate Advisors
Location Jersey City, NJ
Project Type Residential
Status Completed in 2017

The first tower of this three-tower urban village creates a new icon for the Journal Square neighborhood and the Jersey City skyline, visible from Manhattan and throughout northern New Jersey.

Journal Squared is a new 2.3 million sq.ft. mixed-use development that is designed to be the linchpin in the redevelopment of Journal Square. The project will dramatically transform the traditional back door of the Journal Square PATH station into a new front door with a sweeping pedestrian plaza for community events, pedestrian connections from the surrounding community, 36,000 sq. ft. of retail, and a redesigned Magnolia Avenue into a new public plaza and shared street.

Phase one includes a new 53-story tower with apartments above a parking podium, and retail, with a covered pedestrian walkway to the PATH Train and a new Magnolia Plaza.

By breaking down the scale of the base and tower into smaller volumes, the project is designed to better relate to the existing urban context. The tower's massing steps back as it rises and is clad with a grid of white metal panels and punched windows. To break down the repetitive envelope, thin metal panels in various shades of blue flag the windows on alternating sides while several large vertical strips of glazing rip through the tower, further breaking down the larger form.

On the eighth floor, residents have access to over 10,000 sq. ft. of amenities including a gym, yoga room, kids room, library, screening room, WiFi lounge, sundeck, and outdoor pool.

A Sky Lounge on the 53rd floor offers residents a communal dining table, projector screen, and seating areas surrounded by panoramic views of Manhattan and Jersey City. The phase one tower offers 538 residential rental units ranging from studios to three-bedroom apartments.
