Grand Millennium and Phillips Club Hotel

Client Millennium Partners
Location New York City, NY
Status Completed in 1996

The Grand Millennium converted an existing office building into a mixed-use tower.

Located on the Upper West Side north of historic Lincoln Center, this complex of three high-rise, mixed-use residential buildings has become a case study in the transforming capacity of architecture in the challenging New York environment.

Grand Millennium is the third in the Millennium Partners complex. Located on Broadway between 66th and 67th Streets, the building is anchored on the southeast corner of the site by a three-level, 45,000 sq. ft. retail podium. Rising above the retail base is a 32-story apartment tower with unobstructed views to the east, north and south. The first four floors are occupied by hotel units that are rented out on a timeshare basis, run by the Phillips Club.

The Grand Millennium involved the adaptive reuse of an existing 5-story commercial building; by retaining the existing structure the team reduced the construction schedule significantly.

Apartments range in size from one bedroom to five bedroom penthouse suites. Many have large terraces, some reaching up to 1,700 sq. ft. Additionally, units have either hardwood or marble flooring, floor to ceiling windows, high ceilings, and spacious closets. The units in this building are equipped with spa-like bathrooms, gourmet chef’s kitchens, and select units have wood burning fireplaces.
