Handel Architects converted this Art Deco office building into luxury lofts.

37 Warren Street was the former office headquarters for a horticultural seed purveyor & exporter. Handel Architects converted the building from its office use into a boutique residential condominium including sixteen flats and two duplex units.

The existing brick, limestone and decorative soapstone building was restored, and a new travertine and bronze storefront were added to the base of the building. The Art Deco building is also topped by four new floors, clad in reflective stainless steel which is brought to a bronze color through a heat treatment to complement the existing brick building and context.

A new residential lobby includes a planted green wall in homage to the building’s history. Earth-toned materials were used in the units, including wide-plank fumed oak floors and bronze hardware and fittings. 11-foot high ceilings recall the scale of traditional lofts in the neighborhood while new and existing oversized windows frame views of the surrounding city from the living spaces.
