2861 Kennedy Boulevard replaces a two-story retail development with a 55-story mixed-use residential tower.

2861 Kennedy Boulevard is a new 55-story mixed-use residential tower located one block from the Journal Square PATH Train in Jersey City. The project replaces a two-story retail development with an 840-unit apartment tower, including 84 designated affordable units. The project includes a host of amenities for residents including an outdoor pool. The base of the project will include a new national grocery store.

The tower is visually broken into two intersecting volumes, with one volume extending up and over the second. Both volumes are defined by strong banding in a copper-colored metal, selected to create a sense of warmth and compliment the surrounding neighborhood. The banding of the taller volume is broken by a horizontal band every 6 stories, while the shorter tower volume is designed as a two‑story grid.

The four-story podium is defined by its gentle curve at the intersection of Bergen Avenue and Kennedy Boulevard. Atop the podium is a distinctive urban window that extends through the block from Kennedy Boulevard to Magnolia Avenue. Wrapping the podium are a series of tapered cladding panels in a copper finish.
