HRP ALX Rental Residences is a new waterfront residential building in Alexandria, Virginia, just south of DC. The project is one of new buildings that will be part of a transformative redevelopment of an 18-acre former coal fired power plant into a vibrant and walkable mixed-use district in Old Town Alexandria, with views of the Capitol Skyline. When complete, the entire development will include 2.5M SF of new residential, retail, restaurants, and commercial office space, as well as over 10 acres of public open space, transforming this area into a vibrant, mixed-use and walkable community.

The L-shaped HRP ALX Rental Residences mediates between the Potomac waterfront and the largely residential neighborhood of Old Town Alexandria to the south. The massing and organization of the building has been designed to take advantage of views toward both of these very different contexts, and to integrate the building into the wider development. On the water-facing side, the building gently curves to cradle the adjacent HRP ALX Condominium Residences and to relate to the curvilinear coastline of the river. Together, the two towers were conceived of as a pearl within an oyster, with the smooth glass of the condo building contrasting with the more textural facade of the rental building which cradles it.

A double-story grid accentuates the building's curve and creates a visual contrast with the neighboring condominium building. On the Alexandria facing sides, the building form is more rectilinear, relating in shape and scale to the proportions of Old Town. A chamfered edge at the corner marks the residential entrance and aligns on axis with N. Royal Street and Alexandria’s historic City Hall.

At the ground level, retail and restaurants will be incorporated into both residential buildings that take advantage of the site's waterfront location. A mid block connection cuts through the site and hides the loading and parking entrances. On the 2nd floor, a planted amenity deck will offer opportunities for an outdoor terrace. HRP ALX Rental Residences will include 398 luxury residences and a variety of amenities at the 2nd floor and roof, including a game room and lounge, private dining, co-working spaces, fitness studio, sports simulator, screening room, and an outdoor terrace with a pool.
