The Geneva
The Geneva adds nearly 550 luxury residences to DC's chic Kalorama neighborhood.
The Geneva is a new 1M sq.ft. luxury residential project that transforms two mid-century office buildings near Dupont Circle into 531 high-end residential units. The two newly renovated towers will be linked by a central lobby and lounge, providing access from both Florida Avenue and Connecticut Avenue. Above, the residences will be beautifully appointed and have panoramic views of the city.
As part of the transformation, the existing building facades will be fully demolished and replaced with light stone, creating a timeless and sophisticated expression. The South Tower will be expanded with two additional residential floors and a rooftop amenity level, while the North Tower will gain one additional residential floor topped by a duplex penthouse level.
By reusing a portion of the existing structure, the project avoids approximately 29,000 tons of CO2 equivalent when compared to new construction. In addition, The Geneva will be a model of sustainable design, with triple-glazed windows and all-electric residences.
The existing buildings created a great opportunity for conversion, including large open floorplates.
Residents and guests will be be welcomed through a grand porte cochère off of Florida Avenue.
While each tower will maintain independent circulation, they will be connected at a shared amenity level by a glass skybridge. Three two-story townhouses will help create a pedestrian scale along T Street and will accessible directly from the street as well as from the building.
Residential units will range from studios to one-, two-, and three-bedroom apartments, as well as four-bedroom penthouses.
Interiors will feature wood flooring, gourmet-inspired kitchens, high-end appliances and fixtures, generous closets, and bathrooms finished with full-height tiled walls and porcelain tile floors.
Amenities will include a natatorium, spa, fitness center, coworking lounge, kids room, teen study room, and an indoor garden. An expansive landscaped rooftop terrace will offer additional pools and fitness areas, as well as play spaces, grilling areas, and sweeping views toward the National Mall.
